As of June 23 2008, the FINTRAC Federal regulations that oversee money laundering in Canada has taken effect. Now all Realtors are required to ask for the name, address, date of birth and occupation of property buyers and sellers, plus ID such as a drivers licence or passport. If the buyer is foreign or from another part of Canada, all real estate brokers and their agents will be required to hire an agent in the buyers community who can confirm the buyers ID. Any transactions (whether attempted, completed of not) that seem suspicious, must be reported anonymously to FINTRAC.

My husband just graduated and got his first job. His take-home pay is $3000. We are looking to buy our first house, but to be honest, I have no idea how much we can afford. The lender who approved us for a loan said that we could afford $1300/month. That seems high to me. He only used the gross income (which is $3700), and I don't know if he took into account we pay 10% tithing.
I have never done a written budget, and I have no idea how much we normally spend. Before he got this job, he was working and only making $1200 month. I was always frugal, but whenever we needed money for stuff, we just used student loans. We have two kids.
Our student loan payment is $127 a month. We have no other debt.
What do you guys think? What is a reasonable mortgage amount (including homeowner insurance, property taxes, etc)? What is your take-home pay, and your mortgage amounts, and how are you doing? What resources do you use for budgeting.
